Project Site Negotiations and Consulting
When problems arise, our experience in land
project management becomes our
most valuable
asset. Through frequent consultation with project
managers, engineers, surveyors, construction crews,
pipeline inspectors and property owners regarding
difficult site configurations, we have participated
in developing alternative site plans to fit the
space available and/or acquisition of additional
easement if necessary.
Regulatory Permitting
Navigating the often complex and sometimes frustrating statutes of local, state and federal regulatory jurisdictions can be a costly and time consuming aspect of right-of-way acquisitions. From local Property Owners Associations and County Commissioners to State Highway Departments and Railroads, as well as federal authorities such as the U. S. Corps of Engineers, and Homeland Security, our land agents understand the importance of proper site documentation and job permitting. Whether the project involves permits for temporary street closings or a mile-long directional drill, we obtain the documentation necessary for a smooth transition from site plans to a functioning pipeline or facility.
Experienced in all aspects of pipeline land work, from anomaly and rehabilitation excavations to major site acquisitions, our land specialists are uniquely qualified to handle the most demanding right-of-way projects. From conducting title research and negotiating with land owners, to site modification consulting and facility placement with engineers, we offer complete “start-to-finish” land services to the pipeline industry
Title Research/Document Preparation
We will draft documents subject to the client’s unique specifications,
such as new easements and modifications of existing agreements.
Our land agents are available to confer with the client’s legal counsel
during all phases of the acquisition and settlement process. We
also provide courthouse filing services of such documents following
final execution. In difficult situations that might result in condemnation
procedures, we will prepare “Final Offer” letters to land owners and
provide additional documentation as required by counsel for
presentation to the Court.
